Untapped Potential
This contemporary in Hamilton was stunning down to the smallest detail. Open concept, soaring ceilings, and a park like setting abutting hundreds of acres of conservation land. Even more amazing than what was already there was the potential to add more living space within the existing footprint. I could have just told buyers about all that potential space, but envisioning spaces is hard. Instead, I had the unfinished rooms photographed and virtually rendered and staged to help buyers truly see the potential.
Same Home, Different Marketing
When I first met with the homeowner for this property in Newbury, it had languished on the market on and off for 10 years. It was incredibly unique resulting in a reduced buyer pool which meant that I had to cast a wider net to find the buyer. I had the homeowner narrate portions of the video to give potential buyers a glimpse of what life was like beyond the stone arches and wrought iron gates. The home was marketed to every possible outlet online and in print and the perfect buyer was found.
Backyard Oasis
This home was beautiful inside and out with a backyard to rival the best. The only problem was that the seller’s timeline meant they would be listing in the middle of the winter. In order to showcase the home in all its beauty, I had photos and video done in the summer. Buyers were able to sit by the fire in the living room and envision the possibilities the backyard held when warmer weather returned.
French Bulldog Approved
I knew I wanted to do something a little different on this one. It was a gorgeous loft style condo in downtown Melrose. I decided to highlight the fact that the Association is pet friendly by featuring the seller’s dog. I incorporated video of downtown Melrose, the nearby commuter rail and the dog park to showcase all the amenities that come with downtown living.
Storybook Cape
This Cape in Ipswich was the perfect blend of original details and modern updates. The sellers were out of state so I coordinated and scheduled the Title V Inspection and spring cleanup in preparation for listing.

This home was custom down to the smallest detail. At the time, that meant the list price was significantly higher than similar homes in the neighborhood. In order to justify the price, I had to market all those details to help buyers (and the appraiser) see the value. Every upgrade and feature was highlighted and this home sold for the second highest sale price in Saugus that year.
